This was a large-scale, three-floor design-build project in Times Square to create the NISI Greek restaurant and bar. The primary goal was to design and construct the entire venue—from kitchen to dining areas—ensuring a high-quality, authentic Mediterranean atmosphere while navigating complex New York City permitting, a significant construction budget, and the logistical challenges of a prime urban location.

The construction management and execution spanned approximately one year following the design phase. 2MO completely redesigned the storefront and façade to align materials and colors with the brand's Mediterranean identity. Inside, 2MO relocated the staircase to maximize floor space and creatively addressed the dual restaurant-and-bar concept by using elegant rope elements to subtly divide areas, becoming denser in private zones and dissolving in public ones. Key design features included a custom stone cage with river stones serving as a sculptural guardrail, a rope-woven ceiling, copper-toned bar tiles on the second floor, and gray-toned stucco and light wood features throughout to create a warm, bright, and tactile ambiance. 2MO also value-engineered the project through creative fabrication strategies to meet the budget without compromising the refined material palette.

The outcome is a three-story restaurant that captures the spirit of the Mediterranean in Times Square. The space conveys warmth, texture, and sophistication across all levels, from the vibrant, street-facing bar and custom stonework to the intimate, rope-covered second-floor bar. This thoughtful collaboration and execution delivered a harmonious balance of concept, craftsmanship, and ambiance, creating a hospitality space that feels both timeless and full of life.
