This design-build project at Loft 25 in Chelsea focused on enhancing comfort and functionality in a duplex apartment's lower level, facing the courtyard. The core task was two-fold: create a refined sitting area with custom cabinetry and an integrated fireplace, and completely transform the existing half bath and laundry closet into a single, highly functional full bathroom with a standing shower and dedicated laundry zone within a compact footprint.

The action spanned three months of precision work and structural adjustments. We designed, fabricated, and installed bespoke millwork for the sitting area, built in sections and seamlessly integrated into the wall. Above the fireplace, we framed and finished a soffit using special fire-rated materials for a cohesive look. In the service area, we redefined the layout to accommodate a standing shower and laundry. This conversion required an overhaul of plumbing and electrical systems. We designed custom folding-glass panels for the shower area to allow flexible access to the new laundry zone, and built a custom shower pan with a linear drain and precise tile cuts to maximize both drainage and visual refinement.

The result fully integrates elegance and practicality into the apartment's existing aesthetic. The sitting area is now the focal point, defined by its custom fireplace and display shelving. The service area conversion yielded a full bathroom that perfectly balances everyday utility and guest needs. The folding glass and custom shower construction delivered on the client's need for flexibility, ensuring the new spaces feel entirely cohesive, refined, and fully functional.

This project showcases how detailed craftsmanship and structural precision can redefine existing spaces, successfully integrating a bespoke fireplace area and solving complex functional challenges within a compact service core.
